Best Suburbs to Live in Fredericton, NB
Hanwell
Hanwell is known for its lush greenery and scenic trails, perfect for outdoor enthusiasts. It also offers a peaceful, suburban feel with larger lot sizes and spacious homes.
While it feels secluded, it is only a short drive to downtown Fredericton, providing easy access to shopping, dining and entertainment.
Lincoln
Lincoln boasts excellent schools, parks, and recreational facilities, making it ideal for families.
The cost of living in Lincoln is relatively low, with affordable housing options and there is a strong sense of community, with numerous local events and activities.
New Maryland
New Maryland is considered one of the safest suburbs in Fredericton, with low crime rates. It offers a mix of suburban tranquility and easy access to the amenities of Fredericton.
The area is home to top-rated schools, making it an attractive option for families with children.
Silverwood
Silverwood offers beautiful views of the Saint John River and access to riverside parks.
The area has excellent facilities for outdoor activities, including hiking and biking trails and is known for its peaceful, suburban atmosphere.
Skyline Acres
Although it is close to downtown Fredericton, Skyline Acres is incredibly popular because it is close to major highways, making commuting easier.
Home to several good schools and close to universities, the area has various community events and activities, fostering a strong sense of community and is a great choice for families.
Worst Suburbs to Live in Fredericton, New Brunswick
Marysville
Marysville has a significant industrial presence, which can affect the quality of life with noise and pollution.
The area has older infrastructure and lacks some of the more modern amenities and services you find in my modern suburbs.
There are also fewer opportunities for new developments and community improvements.
Devon
Devon has faced economic difficulties, leading to higher unemployment rates and fewer job opportunities.
As a result, the suburb has higher crime rates compared to other areas in Fredericton and isn’t the best option for families.
Southwood Park
Being closer to the city center, Southwood Park experiences heavy traffic, particularly during peak hours of commuting.
The proximity to major roads and commercial areas result in higher noise levels and is something you’d have to be willing to put up with.
Despite its drawbacks, housing prices can also be high making it less affordable for many residents and particularly growing families.
Northside
Northside generally has lower housing costs compared to other parts of Fredericton, but that is for a reason.
Some parts of the Northside have economic challenges, leading to varied living conditions with areas still stuck with older infrastructure needing updates.
That said, it does have good access to essential services like healthcare and education.
